Despite a challenging environment, Duisburg remains a stable location. The real estate market report from Duisburg Business & Innovation shows prime rents of €8.00/m² in the logistics sector for a portfolio of approximately 714,000 m², and a new development by Garbe/Bremer with approximately 30,000 m² is fueling optimism. In the investment market, €34 million in transactions were recorded—with a clear preference for logistics/manufacturing (57%), while the office sector remained subdued.
The office market recorded 19,400 m² of space take-up, a vacancy rate of 4.9%, and stable prime rents ranging from 18.50 to 22.00 €/m². Residential housing remains in short supply because rents are rising, while new completions are very low at 8,350 m². Purchase prices, however, are recovering slightly.
Duisburg is consistently focused on marketable, sustainable products—from logistics to housing—and offers companies such as Investor:innen solid prospects.
